Terms & Conditions
These terms apply to gutter cleaning and exterior cleaning services provided by Perth Gutter Cleaning Pros, a trading name of Apex Property Services (WA), ABN 27 662 758 189.
By booking a job with us you agree to the terms below. If anything here is unclear, call us on (08) 6275 6557 before your booking and we will talk it through. These terms are governed by the laws of Western Australia.
Gutter cleaning
Standard charges and machine time
Single-storey properties are $250 + GST and include 1.5 hours of machine time. Double-storey properties are $360 + GST and include 1.5 hours of machine time. Additional time is charged at $90 per hour after that.
Jobs outside the standard charge
Steep roofs, excessively full gutters, very large roofs, and gutter guard are excluded from the standard charge and require additional fees. Any additional cost is discussed with you before we continue.
Cleaning the full property
If you decide not to have all of your gutters done once we arrive, you will still be billed for the full gutter cleaning charge.
Residue in tight areas
A small amount of mud and debris can be left behind as residue, particularly in tight corners or tile and sheet overlaps. This is standard gutter cleaning, not detailed gutter work.
Downpipes
We flush and check downpipes on every job. Lower downpipe blockages can occasionally be missed despite flushing attempts, as most blockages occur at the elbow transition.
Roof debris and roof audits
Clearing roof debris of approximately 0.5 metres from the gutter line is included. Full roof cleaning is quoted separately. Roof audits and images are provided when repairs or maintenance are identified.
Gutter guard
Cleaning gutter guard from over the top is standard. Removal and reinstallation of gutter guard incurs additional charges.
Additional structures
Alfresco, patio, or granny flat gutters are charged in addition to the primary house gutters.
Property damage and rectification
Any property damage repairs are handled promptly at the discretion of the insurance company. Missed gutters or service issues receive free rectification. No refunds are provided unless we are able to view the problem first.
Storm water
We accept no responsibility for storm water damage, overflows, or leaks to the property.
Roof high pressure cleaning
Tile condition before cleaning
Roof pointing integrity must be verified and any damaged tiles replaced before cleaning. Customers should provide approximately 10 spare tiles on site.
Water ingress
During a high pressure clean, water can leak between sheets or tiles. We take no responsibility for water damage to the property during the high pressure clean.
Lichen and staining
Heavy lichen can leave black marks on clay tiles. Sealing, painting, or tile replacement may be recommended for the best long-term result.
Cleaning pressure
Cleaning is carried out at 3000 PSI. Higher pressure risks water ingress and tile damage, so we do not exceed it.
Repairs and cancellations
Repairs are attempted in a timely manner, though winter rain can prevent repair work. Cancellations may incur call-out and material cost fees.
Quotes, payment and access
Quotes are based on the information you provide about the property. Final pricing is confirmed with you before any additional work begins. Please ensure safe access to the property on the day of the job.
All of our work is carried out in full compliance with safety legislation, using safe roof and ladder access on every job.
