Why it happens here
Perth fills gutters faster than people expect
Gums and marri drop year round rather than in one clean autumn dump, so there is no single moment where the gutters obviously need doing. They just fill quietly.
Then the bark and grit compact down into a wet mat that holds water against the metal. That is what rusts a gutter from the inside and what sends the overflow down the wall instead of through the downpipe.
By the time it shows up as a stain on a ceiling or a wet patch on a wall, the gutter has usually been full for a while.

- Why can gutters get that bad without anyone noticing?
- Because you cannot see into them from the ground. A gutter can be completely packed and still look fine from the driveway, right up until it overflows down a wall in the first heavy rain.
- How long does a gutter stay looking like the after photo?
- In most Perth suburbs, six to twelve months. Under gums, marri or a heavy street canopy it fills faster, and properties with a lot of overhang often need it twice a year.
- Do you photograph commercial and strata jobs too?
- Yes. On commercial and strata work the photo record matters more, not less, because the person approving the invoice is usually not the person who can see the roof.
